.NET MAUI iOS (net10.0-ios) MT1008: Simulator.app could not be launched because it was not found with Xcode 27.0 and installed iOS Simulator runtimes

Hi Team,

I am facing an issue while running a .NET MAUI iOS application on a simulator after upgrading to Xcode 27.0.

Error

Failed to launch the simulator:

Error Domain=NSCocoaErrorDomain Code=260
"The application 'Simulator.app' could not be launched because it was not found."

error MT1008: Failed to launch the simulator:
Simulator.app could not be launched because it was not found.

Environment

Xcode Version: 27.0
Build Version: 27A266a

.NET SDK: 10.0.301
macOS: 26.6
Architecture: Apple Silicon (arm64)

Installed workloads:

android
ios
maui
maui-android
maui-ios

What I Have Verified

Xcode is correctly installed

xcodebuild -version


//Output
Xcode 27.0
Build version 27A266a

xcode-select -p


//Output
/Applications/Xcode.app/Contents/Developer

Simulator runtimes are installed

xcrun simctl list runtimes

//Output
iOS 18.6
iOS 26.5
iOS 27.0

Simulator devices are available

xcrun simctl list devices

Output shows multiple iPhone and iPad simulators for iOS 18.6, 26.5, and 27.0.

Xcode Components

Under:

Xcode → Settings → Components

//I can see:
iOS 27.0
iOS 26.5 Simulator
iOS 18.6 Simulator

Unexpected Findings

MAUI appears to be looking for the simulator at:

/Applications/Xcode.app/Contents/Developer/Applications/Simulator.app

However, that path does not exist.

ls -la /Applications/Xcode.app/Contents/Developer/Applications/

//Output
No such file or directory

Also:

find /Applications/Xcode.app -name "Simulator.app"

returns nothing.

And:

open -a Simulator

returns Unable to find application named 'Simulator'

Xcode App Structure

I noticed that Xcode 27 contains:

ls /Applications/Xcode.app/Contents/Applications

//Output
Accessibility Inspector.app
Create ML.app
DeviceHub.app
FileMerge.app
Icon Composer.app
Instruments.app

There is no Simulator.app in that location either.

Actions Already Performed

  1. Removed Xcode completely:
       sudo rm -rf /Applications/Xcode.app
       sudo rm -rf /Library/Developer/CommandLineTools
       sudo xcode-select
    
  2. Reinstalled Xcode 27.0 from the App Store and ran below commands.
sudo xcode-select -s /Applications/Xcode.app/Contents/Developer
sudo xcodebuild -runFirstLaunch
sudo xcodebuild -license accept
  1. Verified iOS simulator runtimes are installed and .NET MAUI workloads are installed.

Question

Has anyone successfully used .NET MAUI (.NET 10 / iOS workload 26.5.x) with Xcode 27.0?

Is this a known compatibility issue where MAUI/mtouch/mlaunch still expects:

/Applications/Xcode.app/Contents/Developer/Applications/Simulator.app

while Xcode 27 has changed the simulator packaging or location?

Any guidance on running .NET MAUI iOS apps with Xcode 27.0 would be appreciated.

Thank you for the detailed report. .NET for iOS does not yet have stable support for Xcode 27.0, and the current released iOS workload requires Xcode 26.6. This also explains the MT1008 error: Xcode 27 replaced Simulator.app with Device Hub.app, while the current tooling still expects the old path.

For now, please install Xcode 26.6 side by side and point xcode-select or DEVELOPER_DIR to it for your MAUI iOS builds. You can follow dotnet/macios#25660 for updates on Xcode 27.0 support.
